Overview:

PPR, a CoStar company, is currently seeking a Geographer. You will be responsible for quantitatively defining submarket/micro-market boundaries for use by the commercial real estate industry using granular commercial real estate datasets and assisting in the development of other geospatial models and analytical tools for use in the commercial real estate industry.



Responsibilities:
  • Create property type specific submarket/micro-market boundary definitions through the application of quantitative techniques, to be later cross-referenced with broker feedback
  • Ensure global consistency of submarket/micro-market definitions
  • Continuously monitor and refine submarket/micro-market definitions as more/better information is available and as new development patterns emerge
  • Educate clients on the transition to new CoStar submarket/micro-market definitions
  • Assimilate and incorporate client feedback pertaining to geographic definitions
  • Facilitate integration of new submarket/micro-market definitions into forecast models and other analytic models
  • Help determine which submarket/micro-market areas should or should not be forecasted

Other Potential Responsibilities:

  • Assist with development of CoStar submarket/micro-market forecasting models, rating systems, and auto-peering functionality to be used in CoStar products
  • Assist with development of an Automated Valuation Model for commercial real estate
  • Assist with development of better CoStar site selection tools
  • Facilitate map production for CoStar clients and others within CoStar
  • Work with CoStar sales administration and CoStar research to understand the impact of changing submarket/micro-market definitions on other parts of the company


Skills and Qualifications:
  • Graduate degree in geography; Ph.D. preferred
  • 5+ years relevant work experience in a research oriented environment, or a Ph.D. in related field
  • Experience with databases including TIGER, government resources, transit data, and environmental data
  • Expert skills in software such as ESRI ARC-MAP, Maptitude (Caliper), Mapinfo
  • Knowledge of geo-statistics, clustering methodologies, point pattern analysis, principal component analysis
  • Extensive hands-on experience with database management systems
  • Programming experience in statistical packages such as STATA, SAS, or R
  • Familiarity with trade area analysis, site selection systems, and industrial location
  • Ability to conduct independent research and think creatively
  • Must be comfortable working in a team environment
  • Must be able to set priorities and juggle numerous projects
  • Work experience in commercial real estate, commercial lending, finance, accounting, or portfolio modeling and analysis is strongly preferred
